What cost segregation is

The IRS depreciates a commercial building over 39 years. A building is many things at once. Carpet, cabinetry, dedicated power, signage, paving, landscaping and site drainage are shorter-lived assets that were bought at the same time.

A cost segregation study separates those components out of the 39-year bucket and into 5-, 7- and 15-year lives, moving deductions forward into the years you actually need them. Our studies are engineering-based: line-item takeoffs, cost sourcing, photographs and a written asset-by-asset basis for every reclassification.
